Hanley is a property project that saw the overhaul of a 4 bed 3 storey house to a beautiful 5 bed HMO. The idea of the edifice was primarily to decrease the size of the living room and create an extra room that would boost the income generating capacity of the building. Also, to meet fire regulation, an extra wall is added to the living room, which makes it more safe for living.
The rent for the project was increased from £2,800 to €3,800 per month with a project cost of £20,000. The return on investment for this project is expected to be £1,000 X 12 month / £20,000. Which makes it 60%return on investment.
CAMDEN
Camden project is located 25 minutes from the centre of Birmingham. The project still requires more reconstruction that would greatly help to increase the value of the property. The selling price of the property is low as compared to the value of the property and the admired property location.
